Damage to and around your home cannot always be prevented. It is therefore important to be well insured. If you rent a home through vb&t Vastgoedmanagement, you are even obliged to take out contents insurance and third-party liability insurance. Below we will tell you more about these insurances.
Contents insurance
The contents insurance covers damage to the ‘loose’ items in your home and garden. Painting and flooring are also covered by this insurance. The combined value of all possessions in your home is often worth more than you think. Damage can therefore add up considerably. It is therefore important to take out good contents insurance for your home. If your belongings are damaged by, for example, fire, burglary, storm or water, the insurance will pay you compensation. This way, you won't be faced with a sky-high bill.
Buildings insurance
Now you might be wondering about the ‘fixed’ parts of your home. These parts are insured with building insurance. By fixed parts, we mean those components that cannot be removed from the house without causing damage, for example, the pipes, central heating, bathroom, and toilet. In the case of a rented property, the owner of the property is responsible for the building insurance. As a tenant, you do not need to take out your own insurance for this.
Tenants' interest
You may make alterations to the house in consultation with vb&t, for example in the bathroom or kitchen. These alterations fall under the tenant's interest. Because you have made the alterations, they are not insured under the landlord's buildings insurance. You can therefore insure the tenant's interest yourself with your contents insurance. With most contents insurance policies, the tenant's interest is even included in the standard cover up to a maximum amount. Have you made alterations to your rental property that fall under the tenant's interest? Then check carefully to see if the tenant's interest is insured under your contents insurance. Also, remember to check whether the insured amount is high enough for the value of your alterations to the house.
Liability insurance
With liability insurance, you are covered if you damage someone else’s belongings or if someone is injured by you. Accidents can happen easily, and this could result in a large claim for damages. It is therefore advisable to take out liability insurance. If you rent a property from vb&t, you are obliged to take out liability insurance with a maximum coverage of €100,000.

Various comparison tools can be found online to determine a suitable contents insurance policy for your situation. When taking out a policy, make sure to choose an insurance company based in the Netherlands.
